Industrial Business Park — Phase I

The developer needed all eight tenant lots at finished pad elevation simultaneously to allow parallel vertical construction starts for multiple tenants. The private roadway had to be operational before all pads were complete — a sequencing challenge.

We prioritized roadway corridor preparation in the first phase. Road base was placed and stabilized while remaining pad grading continued in parallel. Coordination with civil, utility, and building contractors was managed through structured weekly progress meetings.

All 8 pads accepted by geotechnical engineer within Phase I schedule. Private roadway operational 3 weeks ahead of final pad completion. Developer returned to contract Phase II before Phase I was closed out.
