The developer needed Phase I lots ready for homebuilder contracts while Phases II and III were still in design review. Grading sequencing had to protect future phase areas from damage while delivering Phase I on time.
A detailed grading sequence isolated Phase I from future phases using temporary berms and erosion controls. This allowed homebuilder contract execution while remaining phases completed permitting — maximizing developer cash flow.
120 lots delivered to homebuilders on schedule. Phase I road base accepted by the City. Developer executed Phase II contracts before Phase I closeout was complete.
