The site was a constrained urban infill lot with an existing slab, underground utility conflicts identified during potholing, and neighboring properties within 10 feet on two sides. The developer had a hard financing deadline requiring pad certification on a specific date.
A pre-construction utility scan identified all underground conflicts before mobilization, allowing re-sequencing without schedule impact. Demolition and utility conflict resolution ran concurrently. Shoring was installed along the tight property lines to protect adjacent infrastructure.
Pad delivered and geotechnically certified on the exact financing deadline. Zero incidents. No damage to adjacent properties. The developer returned four months later with a second hotel site.
